집값에 영향를 주느것은 크게 네가지가있습니다; 집값변화의 8% 은 공급에의해서 , 14%은 수요의 의해서, 20% 은 집값에대한 기대에 대해서 그리고 28% 은 주택금리 입니다. 집값변화의 30% 은 설명하기 힘든요인들입니다. 주택금리가 집값변화에 가장큰영향을 끼치고 있습니다.
The house price is influenced by four major shocks: Supply Shock, Demand Shock, Mortgage Shock and Price Expectation Shock. The price changes are decomposed by supply shock (8%), demand shock (14%), price expectation (20%) and mortgage (28%). The unexplained residual explains 30% of the price changes.
The house price increases by 360% while consumer price index (CPI) increases by 250% since 1980. So, the house increases more than CPI. The forecasting model projects the house price would increase by approximately 5% or less in next two or three years.
